Our market selections are data-driven to identify emerging housing markets predicted to provide the greatest rates of appreciation. Comprehensive modeling is conducted that contemplates a variety of factors affecting local residential real estate values, including employment, wage growth, amenities, commutes, cost-of-living, quality of life, and other elements important to the metric.
As our corporate name implies, we intend to redraw the conventional model for rental income, which has historically been one rental sum, derived from one family, per house. Our rental model maximizes the use of a single house, renting rooms to a predominantly single tenant, derived from an underserved, but valuable, tenant class. Our rental model is patterned loosely from that of Airbnb, which rents single rooms of a housing unit, with tenants sharing the common areas of the house with its owner or primary tenant.
Importantly, we derive our tenants from a source that provides the ideal tenant for this rental model, while also allowing us to play a role in solving a persistent, humanitarian crises in the United States. We intend to contract with a non-profit firm, Joshua’s Collective , under which Joshua’s provides the tenants along with ongoing support for those tenants after they’ve rented rooms in our residential houses.
